From our direct relationships with the specific brokers in our target markets who sell deals of our size/criteria, and our contacts with owners, bankers, and service providers on past transactions, we have access to private off-market deals. Market participants know we can execute and close, often giving us a “first look” at new deals before they go to market. We generally avoid bidding wars and deals that are highly marketed.
We fully underwrite the physical and financial condition of each property, including a 415+ point inspection, unit-by-unit cost estimates, and analyzing the property's financials against our internal database of local market rents and financial benchmarks.
